One month after denying $30K offer, Mitchell City Council approves $35K offer on disputed corner lot
The council's decision to approve the $35,000 offer on the lot that sits on the corner of 15th Avenue and Minnesota Street comes after the city listed it on the market roughly three months ago at price tag of $57,000
MITCHELL — A corner lot on the north side of Mitchell that’s been the source of controversy among nearby residents sold on Tuesday for $35,000.
The Mitchell City Council approved the sale of the lot, located on the corner of 15th Avenue and Minnesota Street, during Tuesday’s meeting after an executive session to discuss the latest offer on the lot. The council unanimously approved the $35,000 offer that was put in by Moody Properties, LLC, a Mitchell-based company.
Prior to the council agreeing to sell the lot, the city was seeking to transfer it to a new local nonprofit called Mitchell Area Housing Incorporated for the organization to get a new workforce house built there. However, several nearby residents pushed back on the plan for the home build, citing concerns of the proposed home potentially having a negative effect on existing property values in the area.
Residents who opposed the initial home build plan also claimed the lot was always intended to be utilized as a future park or green space. During the discussions of the future plans for the lot, a few nearby homeowners previously stated they would be interested in potentially buying the lot, if the opportunity presented itself.
Leaders of the Mitchell Area Development Corporation and housing organization said during previous discussions on the lot that the home they were intending to have built would have been around 1,200 square feet and have a value of around $300,000.
After hearing the opposition, the city opted to list the lot on the market and field offers.
Since the lot was listed with local realtor Stratton Havlik roughly three months ago, there had been two offers on the lot that the city considered. The initial listing price was $57,000, but it dropped recently to $42,000.
Cory Marek, a Mitchell resident who manages several rental properties, put the first offer in on the lot for $30,000. After negotiating with Marek on a counter offer made by the city, the council recently declined Marek’s $30,000 offer. Moody Properties’ latest $35,000 offer was the second offer on the lot, which was approved.
It remains unknown what Moody Properties has planned for the corner lot at this time. During Tuesday’s council meeting, no discussion took place regarding Moody Properties’ plans for the lot.
