Real Estate in Springfield Township, in Bon Homme County, SD, 305.75 acres, more or less, of land and improvements more particularly described as:

PARCEL 1: Southeast Quarter (SE1/4), Section Ten (10), Township Ninety-three (93) North, Range Sixty (60) West of the 5th P.M. excluding Tract A of Yule Addition, (142.78 acres more or less).

Written Bids must be received by Jelsma Land Sale, c/o MorganTheeler LLP, PO Box 1025, 1718 N. Sanborn Blvd., Mitchell, South Dakota, 57301, on or before 5:00 p.m., on October 27, 2020. All responsible bidders will then be invited to a Private Bid Conference where any of the bidders can raise the high bid on each parcel. The Private Bid Conference will be held on the 5th day of November at 3:00 o'clock p.m. at the Springfield Community Service Center, 605 8th St., Springfield, South Dakota. Written notices will be mailed after bid opening to notify all responsible bidders prior to the Conference. The final bids for each parcel or the alternatives will be accepted or rejected by the owners at the Private Bid Conference.

SELLERS RESERVE THE RIGHT TO REJECT ANY OR ALL BIDS

Terms: If a bid is accepted the successful bidder must pay an earnest money deposit of 10% of the total bid when accepted at the Private Bid Conference with the balance paid in cash upon closing and delivery of the Warranty Deed. Sellers will furnish title insurance with the cost of title insurance to be divided equally between Buyer and Sellers. Possession shall be given upon closing. Sellers shall pay the 2020 real property taxes due and payable in 2021. Buyer shall pay the 2021 real property taxes due and payable in 2022 and all subsequent taxes. Closing shall be on or before December 22, 2020, unless extended by mutual agreement of the parties. Property is being sold subject to existing easements, reservations and restrictions of record.
