A new housing development could soon be coming to the west side of Lake Mitchell.
Chuck Mauszycki, a longtime local real estate developer, is planning to build 120 lots on a piece of land that’s a little over 40 acres along North Ohlman Street to make way for a residential housing development. After the city Planning and Zoning Commission recently approved the master plan of the development that will be dubbed South Lake Estates, the project is inching closer to getting underway, if approved.
“This is a lovely development that’s been 40 years in the making,” Mauszycki said during Monday’s Planning and Zoning Commission meeting.
SPN and Associates engineer Jeff McCormick said the lots will range in size from around 80 by 120 feet.
“The area we are looking at is all inside the Indianhead Drive interior loop. We’re not looking at any of the lots on the exterior of that because most of them have been sold to outside parties,” said McCormick, who designed the master plan of the proposed South Lake Estates development.

The land where the development is proposed to be built was previously owned by Roger Musick, former CEO of Innovative Systems. Musick recently sold the land to Mauszycki, setting him up to turn it into a planned unit development.
While the development is in the process of being platted and zoned, crews have already made progress on clearing out many of the trees that were scattered around the piece of land.
As of now, there are myriad residential homes along the edge of the South Harmon Drive loop near Lake Mitchell. The city park that’s shared by many of the residents along South Harmon Drive is located on the north edge of Mauszycki’s new piece of land will remain in place, McCormick said.
The streets inside the development would be laid out in an east-to-west format. In addition, plans show there would be several inlets to the housing project from South Harmon and North Ohlman drives. McCormick said there will not be any alleys included in the development.
“We’re looking at vacating Dakota Street to have just more of the east-west streets in the area,” he said, noting curb, gutter and sidewalk plans for the project are still being looked at.
On the sewer and drainage side of things, McCormick said there are two lift stations near the area that the homes in the development would utilize for water drainage.
“There’s one on the southeast side of the property off of Harmon Drive and one to the southwest. “I believe they have the capacity we’re looking at right now. Will have to do some easements as well.”
Public Works Director Joe Schroeder said the drainage and utility plans will be included in the developer’s agreement between Mauszycki and the city. For the housing project to move forward, the Mitchell City Council would need to approve the developer’s agreement.

Mauszycki emphasized the development will need the city and SPN and Associates to work well together for the plan to materialize the way he envisions.
Prior to the Planning Commission's approval of the master plan, Chairman Jay Larson gave a nod of support for the proposed development, saying he’s “glad to see something happening out there.”
